Feature Article Stamp Duty - think outside the square and save
When you buy real estate, there are a number of additional costs that you need to factor into your figures. One of the biggest would be the duty imposed by state governments on the transfer of land (and buildings), sometimes known as stamp duty.
In Victoria, the rate of duty charged is on a sliding scale down from a top rate of 5.5% for property valued at more than $960,000 to a base rate of 1.4% for properties valued at not more than $25,000.
So how can you save? This is where it pays (or saves!) to be creative. A deal I was recently evaluating involved four units, each on a separate title, being sold as one parcel by the vendor. If I was to purchase all four units under one sale contract, I would incur the top rate of duty, as the total sale price exceeded the $960,000 threshold.
However, as each unit has a separate title, it is possible to buy each unit individually, using four separate sale contracts. This would save around $7,000 in duty. It certainly makes it worth asking the vendor for individual contracts, even if you offer to pay the additional legal costs to draw the contracts up.

Liliane Grace of The Mastery Club
Question 1 What has been your biggest challenge in business and how did you overcome it?
This question gives me a giggle because my biggest challenge is still far from overcome! My biggest challenge is getting everything done. I'm an ideas person, and I'm constantly thinking of new possibilities, markets, applications... Since things typically take longer to develop, unfold, mature than expected, I pursue new possibilities while I'm waiting for the other developments to be realized... which means that I end up with more to do than I can manage!
Question 2 If you had to start your business again from scratch, what would you do differently?
I'd be more sensible and organized and proceed in a more self-disciplined, methodical manner so that I would be more efficient and productive. But, hey, the creative chaos and fertility of possibilities are part of the journey, so even though being more organized is the logical answer, I suspect that I would always go off on at least some tangents since they are often quite fruitful anyway!
Question 3 Who do you admire and why?
Dr John Demartini has many characteristics that inspire me: extraordinary persistence and dedication to his goals; the ability to reflect and learn from his own life experiences; great clarity about his values and purpose; great dedication to the voice of his soul and great loyalty to his vision; humility and gratitude for all his experiences; willingness to learn from everything and everyone; and a bold and fun-loving presentation style during which he imparts the highest level of wisdom and genius in a grounded, practical manner.
Question 4 It takes a lot of determination and dedication to succeed in business. What keeps you motivated?
A knowingness that what I'm doing is important, of value, and worthwhile to many. I know that what I'm doing is of value to others because of the many appreciative emails I receive, and those expressions of gratitude are invaluable in keeping me focused and in motion.
Question 5 What are your 3 biggest success tips?
1. Trust yourself - follow your heart and listen to/act on your intuition.
2. Learn from those who are further ahead/demonstrating results in the area of your interest.
3. Persist. Hang in there through the delays, obstacles and disappointments. If your project is truly important to you, and aligned with your deepest values, any difficulties you face will make the final victory all the sweeter.

Liliane Grace has been a student of universal laws/personal growth and a keen writer since she was a child. She has had numerous articles and short stories published in magazines, and won several short story awards, including First and Second Prize in the 2004 Australasian Short Story Award.
