Wendy's Week

Wendy_and_Rick_Otton.JPGI had the pleasure of catching up with Rick Otton from We Buy Houses this week.

Rick is speaking at our Get Started in Property event in March.  If a lack of money has hampered your investing, then Rick is the man to listen to.

Our early bird offer is only available for another 4 days.  For details:  www.realestatewomen.com.au.

Last week I shared how I'll be in Perth for WNA. I'll now also be speaking on the same day to the WAIP Property group. Email Jenny if you are interested in a seat and for more details.

You've probably noticed journalists are not painting a very rosy picture for property in 2009.  I inspected a property on the weekend, a true "renovator's delight".  The agent was from clear across town and asked if I'd been looking long.  He then said to me: "I'm not from around here, do you know what these sorts of properties sell for in this area?".  I smiled and changed the subject.  Now, if that is not an opportunity staring you right in the face, I don't know what is.  Knowledge is power, negotiating power that is.

Until next week, happy investing!

Checking your Bank Statements for Errors

A Sydney Morning Herald study about banking errors found that 54% of monthly loan statements contain errors and that the average monthly error is $242.

This may not sound like much but an error like this can cost you well over $20,000 over the life of a loan. With all the fees and charges they already slug you with, do you really want to be giving your bank more of your hard earned cash than they are entitled to?

A great program from MortgageWatchdog can help you easily find these errors.  You really do need to be checking and it is crazy to think "this couldn't happen to me" ... because it probably already is.

This really can have that big an impact on your personal bottom line. Take a look here now and get back the money you are owed by your bank.

The Affluencia Australia Day Sale - we've slashed over 30% off the price!

Sale ends this Saturday, 31st January.  You'll find all the sale details here.

7 Secrets for Successful Negotiating

Many people find negotiating a tricky area as they don't understand the golden rules to stick to.  Negotiating is not about what you can get.  It is about fostering a situation where both parties are pleased with the outcome.  Here are my top 7 secrets for a successful negotiation:

   1. Aim for a Win-Win outcome. Never narrow negotiations down to just one issue or            where someone has to lose

   2. Remember that different people will want different things. Find out what they want so        that you can tailor your negotiating accordingly

   3. Communicate your willingness to walk away and stick to it

   4. Feign disinterest in making the deal, no matter how enthusiastic you are

   5. Always have an unidentified entity behind you: "I'll have to run it past my partner. I am        not sure he'll agree, but if I could tell him you agreed to "X", I may be able to                      persuade him." This is a great bargaining tactic

   6. Go armed with what you want written down. You'll maintain focus and appear more          confident

   7. Never take the first offer. See if there is further room for negotiation

Five Minutes with...

Leanne%20Watson.JPGLeanne Watson from Your Successful Mind

Question 1
What has been your biggest challenge in business and how did you overcome it?

My biggest challenge has been being too independent and thinking I had to do it all. What I’ve realised is others like to help as much as I do so now I ask questions and ask for help and it’s been a very heartwarming experience.

Question 2
If you had to start your business again from scratch, what would you do differently?

Realising that my business is internet marketing and having an internet marketing coach would have made the biggest difference.

Question 3
Who do you admire and why?

I admire people who are happy with who they are and still committed to growing and learning. People who’ve overcome their circumstances and have achieved their goals at the same time maintaining their relationships.

I admire Nick Vujicic and in particular the parents who raised him, who has against all odds with no arms and no legs from birth, made an incredible life for himself and now teaches others how to do the same.  I admire people like Trisha Broadbridge who are able to turn a tragedy into a positive.

I admire Paul Newman and Joanne Woodward who against all odds for Hollywood relationships maintained their married life through thick and thin. They did what they did really well and achieved great recognition in their field. They then used that notoriety to the benefit others hugely.  I admire Janine Allis who built Boost while being married and with children.

I admire Joanna Martin who has applied herself to learning and challenges herself to be the best she can be and maintains her relationship at the same time.

Question 4
It takes a lot of determination and dedication to succeed in business.  What keeps you motivated?

The thought that in some way be it ever so small that I can make a difference in other people’s lives and as a result of that, the world around me.  My children and the support of my man help keep me on track.

Question 5
What are your 3 biggest success tips?

  1. Surround yourself with people who hold you firmly and supportively accountable.
  2. Find the benefit in everything that happens and be grateful for everything … get yourself to the point where you can be excited by the things that go wrong because you understand that you were given that challenge as a lesson to prepare you for the wonderful things that are about to happen.
  3. Look for the synchronicity in life, the more times you see it the more it happens becoming a self-fulfilling prophecy … and then it feels like magic.
