We've had some wonderful feedback on our new look, so

We are in the process of consolidating our email list, so if

Speaking of sorting things out, I spent my
Saturday re-organising the office. Isn't it amazing
how
many "treasures" you acquire and hold onto, because you just might need
them one day?
A cluttered space equates to a cluttered
mind, and I can't tell you how good it felt to sort, file, recycle and
throw away so many things. With the start of the new year
fast
approaching, now might be a good time for you too to do a bit of
decluttering in any area of your life that you feel needs a tidy up.
I
inspected a property this week and had an interesting conversation with
the agent. Of course, the conversation turned to what the
vendor
was looking for regarding price and terms. When I tested the
water with a "what if" scenario, it was instantly dismissed with a "he
won't go for that" reply. I persisted, asking a similar
question
in a number of different ways. By the end of the
conversation,
the agent was far more open to my original scenario.
What can you
learn from this conversation? Always fully explore all your
options. Whilst you generally need to deal with an agent,
ultimately, it is the seller that needs to say no, not the agent.
So if you think your scenario will work, persist and make
sure
you get the agent to present it to the seller.
Without
asking, you already have the no. You just might get a maybe...
I'd like to take the opportunity to wish you all a very

How to use inspection reports as
negotiating tools
Inspection reports. I am sure you have heard of them,
but are you using them to their full advantage?
When
you buy property, we all know you should employ the services of a
qualified building and pest inspector to give the house a once over and
highlight any issues there may be with the property.
A
building or pest inspection report will reveal any issues with the
structure of the building, recent termite activity or even things such
as rising damp. A thorough report will also highlight minor things,
like leaking taps, broken door handles and running toilets.
Have
you thought about using your building or pest report as a negotiating
tool? Once armed with your report, you are in the drivers seat and the
negotiations begin.
Let's say the pest report shows there
are no active termites in the house, however there is a stump in the
front yard showing signs of recent activity. This is not a major issue
right now, as the house itself is clean.
However, you
are going to want to get that stump treated in the short term, as it is
only a short distance to the house and termites have legs.
Here
is what you do. Go back to the vendor and, armed with your
report, ask that the stump be treated as a condition of sale.
This gives you three potential outcomes: the vendor will say
yes,
so that is one less expense for you; the vendor will say no, so you pay
to treat the stump or the vendor says no and you walk away from the
deal.
Many things that show up on a building or pest report
are minor and will not cost a huge amount to fix. But why pay
for
repairs out of your pocket when you can negotiate and get the vendor to
pay to fix them?
Many vendors will agree to pay for a few repairs rather
than lose a keen buyer, particularly in this investing climate.
You already have the no, so ask the question. Trust me, I've
done it and it works.

What has been your biggest challenge in business and how did you
overcome it?
Forecasting what is likely to happen in the future has
been the biggest
challenge. Sometimes you have to go with the flow rather than coming up
with spectacular formulas that get scrapped in the end. The basic rule
of life and business is to "keep it simple".

Just keep it simple. Clients have always come back saying "we
love your
service, don't add or subtract from what you're
doing right now." It's
in our nature to give more and more back to our clients each and every
time, but in the end it's our customer service that has won
them over
from the beginning - it's as simple as that.

do you admire and why?
My business partner Joanne Attard. She is creative,
passionate, driven
and honest. We had many people challenge the very fact that we were
entering a partnership at the beginning of our business life and seven
years later, all I can say is she is a rare gem and I'm
privileged to
have found her.
