Wendy_and_LudwinaWe're in full swing here preparing for our March event.   I had the absolute pleasure of catching up with one of our amazing speakers, Ludwina Dautovic, last week for a brainstorming lunch.  

Ludwina is a networking dynamo and will be leading the networking proceedings on the Friday night.  We are both so excited as we know the room will be absolutely buzzing with excitement at all the possibilities. Take the time to pat yourself on the back
The start of a new year is a great time to reflect on the past 12 months.  Sometimes, myself included, you are so busy moving forward, you don't take time out to appreciate and acknowledge everything you've achieved.  Now is your chance.

Find a quiet spot where you can dedicate 10 minutes to YOU time.  Now, write down all that you have learned and achieved over the past 12 months.  Once you're done, stop and really acknowledge yourself.  I think you'll find you've achieved a lot more than you realised and you deserve a big "well done".

Feeling Good for No Particular Reason

Did you know that the quality of your life is largely determined by the quality of your thinking?  So that makes the real saboteur of our success that little voice inside our head. If you find there's not always time each day to do all the things you know you need to do to keep your head in a great space then you are going to love this audio.

Property zoning can limit your finance options

With the current state of the market, you'll find lenders are far more cautious about who they will lend money to and how much they will lend.

That is why it is more important than ever to make sure there will not be any issue getting the finance you need when the time comes to make that property purchase.

One area that I see overlooked time and again is the zoning of a property and how zoning affects the amount of money that a bank will lend to you.  Don't be fooled into thinking that just because a property looks like a house and the current owner is living there, that the property is going to be zoned residential and you'll be able to secure a healthy loan from a bank.  

Many properties used as residences are not zoned residential and are not considered "standard" by the bank.  With these sorts of properties, you may have difficulty getting finance at all or a bank will not provide you with as much money as you expected, leaving you with the issue of finding those additional funds.  

Examples of "non-standard" properties may include warehouse conversions, apartments built on land that was used for a business in a previous life (such as a factory) or properties located in shopping strip streets (such as a residence above a street facing shop).

So how can you avoid being caught out by the zoning on a property?
  1. zoning information will be contained in the contract of sale for a property.  Make  sure you read the fine print
  2. use an experienced property lawyer to peruse your contract with a fine tooth comb - a great lawyer will flag anomalies such as these and bring them to your attention
  3. use a professional finance broker - they will be able to secure you the very best finance deal to suit your goals, personal situation and investing strategy
  4. make your offer to purchase subject to a finance clause and/or perusal by your solicitor.  This will give you a bit of breathing room and not lock you into purchasing a property you can no longer afford.

Question 1             
What has been your biggest challenge in business and how did you overcome it?

Keeping myself motivated and staying focused working alone from a home office.  Attending seminars, being around like-minded people, listening daily to relevant CD's etc.  Investing in coaches who are further along the path to myself and who reinforce that I can do 'it'.

Question 2
If you had to start your business again from scratch, what would you do differently?

Find a coach or mentor who had the type of business and lifestyle I was looking for and follow their lead.

Question 3
Who do you admire and why?

Fabienne Frederickson.  She is a 'straight to the point' entrepreneur (like me) who has the style of business and lifestyle that I want to attain.  She also is honest and backs up what she does with true content and service.

Question 4
It takes a lot of determination and dedication to succeed in business.  What keeps you motivated?

I live a healthy lifestyle... I look after myself and that makes me feel good which affects how confident I am in my life.  The rest is answered in Question 1.

What are your 3 biggest success tips? 

  1. You are the key to your own success.  You are your most important asset. Invest in yourself both physically and mentally ...get the knowledge and help that you need . You cannot be successful on your own.
  2. Know what you want and stay focused. Be very careful who you listen too.
  3. Get organized and take consistent action.
