What is Mortgage Insurance?
Typically,
most home buyers choose to apply for a loan to finance their
purchase instead of using their personal funds. Those with a good
credit rating and sound financial status have more chance of easily
obtaining a loan compared to applicants with a poor credit
history.
But
some people may be unaware that, along side the normal requirements
they'll need to meet, they may still be required to pay for
mortgage insurance.
Mortgage insurance is an insurance policy that aims to protect lenders
from losses in the event a borrower defaults on his or her
loan
and the property gets repossessed. Many novice investors make the
mistake of thinking mortgage insurance protects them. In
fact, the opposite is true.
Mortgage insurance is normally
required for loans
amounting to more than 80 percent of the property’s total
sale price.
Mortgage insurance, however, may only cover a certain percentage of the
loan amount ranging from 20 to 50 percent. In cases where a
borrower does, indeed default, the insurer will be responsible
for paying that
particular amount.
In Australia, this type of insurance is commonly termed as lenders
mortgage insurance or LMI. As a general rule, this
insurance will be sufficient to pay out the mortgage
loan in full to the lender or bank.
It is usually the lending institution that applies for the LMI to cover
mostly residential loans. Even so, it is the
borrower that pays for the LMI. Mortgage insurance is a
one-time fee paid
at the time of loan settlement. The fee is based on the amount of
the loan and the deposit he or she needs to pay for his
purchase.
Similar to the process of applying for a loan, a lender first verifies
the credit history and financial capability of a borrower before a
mortgage insurance company will provide insurance coverage.

What
has been your biggest challenge in business and how did you overcome it?
My biggest challenge in business has always been self doubt,
questioning myself about whether I am good
enough and if I know enough… It was an honest colleague who
helped me
to move beyond this when she said
to me, “Alisse you are definitely good enough, however, when
you stop
thinking about how YOU feel and
start to focus on what you can do for someone else, then you will be
great.” It may have felt a little
harsh at the time, however I have never forgotten this, and when I feel
the doubt creeping in; I simply
shift my focus and ask ‘How can I be of service?’

If
you had to start your business again from scratch, what would you do
differently?
Knowing what I know now…I would employ a Business Coach to
assist me
with connecting my life purpose with my business vision, identify my
niche market and to set my business plan.I would employ a Feng Shui
expert to assist me in creating my outer environment to reflect my
goals and set me up to easily attract an abundance of health, wealth
and success.
I would employ an Emotional Breakthrough Coach to assist me in
identifying and overcoming my limitations, the fastest way possible. I
have done this now for my business, however in the beginning I
wasn’t
aware that this was the best investment I could make… I
thought my
assets were outside of me and now I know that the greatest asset you
have in your business and your life is you. Life really does get better
as you get better.

Who
do you admire and why?
Dr Wayne Dyer, I have immense admiration for him. Like many people I
have witnessed his incredible journey by way of reading his books and
listening to his audios. He is a master of self evolution and like so
many of us; he has lived some real life trials and tribulations. He has
experienced challenges in his relationships, his parenting, his health
and his own behaviors and yet he has shown us what matters the most in
life and that is to ‘always do your best’. He does
a great service to
humanity and this is why it became so important for me to manifest a
face to face meeting with this man. I did, and in 2008, I met Dr Wayne
Dyer, and spent some one on one time with him. It was evident that he
does in deed have a very, very kind heart! That is important I think.

takes a lot of determination and dedication to succeed in business.
What keeps
you motivated?
I agree it does take a lot of determination and dedication to succeed
in business; however that’s not a bad thing when you are
doing what you
love. Brian Tracy writes in his book ‘The 21 Success Secrets
of Self
Made Millionaires’, “When you start doing what you
really love to do,
you’ll never work another day in your life.”
It is easy for me to stay motivated because my business is my passion
and my purpose. I don’t have to force myself to do anything
as I simply
love what I do and I am thrilled to be a part of this creative process
called life. Those parts of my business which don’t thrill
me, I
outsource to someone who is equally as passionate about their job. This
keeps my energy high.

What
are your 3 biggest success tips?
1. Let me share with you my favorite
learning’s from 3 very incredible business leaders. Neale
Donald Walsh
tells us that “Business is your highest spiritual
understanding
demonstrated.
I am convinced of this…. The universal law of compensation
tells us
that we will be equally rewarded for the measure of service that we
give to others…. And this is what business is about,
providing a
service. The trick is for you to really understand the service that you
provide and this requires you to tap in to the needs of others. To do
this successfully you will need to continue to learn and grow as a
person and you will be aptly rewarded for your effort.
2.
Bob Proctor is famous for the statement, “What has money got
to do with
your dreams”. (This makes it challenging for anyone to ever
make the
excuse, I can’t afford it, when you are around Bob).
For me, this statement is about trust and not always trying to control
everything… The only thing you have to do is make a decision
about what
your dream is, then follow your heart. Don’t ever block your
path by
looking at your current position and then limiting yourself to it. The
universe has an interesting way of supporting you and making possible
the things you have made a definite decision about.
3. I could not close without quoting my
friend Dr Wayne Dyer. Wayne is adamant about this one…..
“Don’t die
with the music still inside of you.”
I think every single one of us has a purpose for our life…
something
that we must do while we are here… something that gives us
that sense
of fulfillment. It reveals itself to us in our talents and our passions
and when we do it, it feels as though there is a whole other force at
work, that we are truly delivering an inspirational message for all to
hear. I think in the end this is what will matter most…
