Wendy's Week
This week included some business brainstorming with Rod Moore from Profit Minute. Rod is gearing up for his own event at the end of March so I grabbed the opportunity to share a hot chocolate.

Research continues on the "reno delight" I mentioned last week. I contacted a local agent in the area (unlike the out of town agent selling it!) to pick his brain. Interestingly, he knew the property in question and shared some great insider knowledge on the true value of the property and what would appeal to the market.
If you've met them and developed a relationship, don't be afraid to approach other agents about a property purchase as, in most cases, they are happy to share what they know. Why? Chances are, when it comes time to sell, who are you going to ring? The out of town agent that didn't know the market or the helpful local who knows the area like the back of his/her hand?

Feature Article SOLD! Tips to help sell your property
Word about town is that it is a buyers market right now. So now, more than ever, you need to make sure you are doing all you can to get your property sold. Use these six tips to help sell your property without the headaches:
- These days, the majority of buyers search for properties on the internet rather than in print so make sure your property is for sale online
- Present your home well by cleaning and de-cluttering. Remember to take the pets away during inspections and put on some nice music.
- Offer your tenants a discount off their weekly rent during the sales campaign as a thank you for the inconvenience you are putting them through. They'll be more inclined to co-operate and present the property well during inspections.
- Make sure your property is advertised with an address by the agent. Many prospective purchasers will want to jump online and check out your property on Google Street View. Properties without an address languish on the market longer.
- When choosing your agent, get a friend to attend inspections of the agent you are considering. You'll get a good idea of how they treat prospective buyers and how diligent they are with their follow up. Ask for testimonials from recent vendors and contact them for feedback on the agent.
- Ensure your agent understands the need to keep you updated regularly on the progress of the sale. Regular communication is key.

Five Minutes with...
Ludwina Dautovic from The Red Tent Woman
Question 1 What has been your biggest challenge in business and how did you overcome it? My biggest challenge has been to grow my business beyond myself. It's important to me that my business is self sufficient and can operate without me being a part of it. In other words, 'The Red Tent Woman' is the women who are a part of the community as opposed to me.
Question 2 If you had to start your business again from scratch, what would you do differently?
I would have delegated sooner. It took me a while to learn this lesson and it's one that is vital for any business to survive. There are a lot of resources available now to small business owners so that you don't need to have full time staff or even a premises. With the advent of virtual assistants and virtual offices, you can have support anywhere in the world.
Question 3 Who do you admire and why?
I really admire my daughter Tijana. She is 14 years old, has five part time jobs, is saving for her first apartment and puts $2 in a jar everyday. She has decided that she is going to be a makeup artist and stylist, therefore needs to learn business skills now so she can have a thriving business herself. I love that about her. She is inquisitive, wants to learn about money, business; she's inspirational.
Question 4 It takes a lot of determination and dedication to succeed in business. What keeps you motivated? I have been self employed for most of my adult life. I had one instance where I worked full time for two weeks and it did my head in. I cannot imagine what it would be like to have to answer to someone, commute daily, live in an air-conditioned room, have set hours and ask to take your holidays. I love the freedom, the creative openness, the lessons learnt, the responsibilities. Most of all I love the changes that occur in the lives of the women that I support. That puts a smile on my face everyday.
Question 5 What are your 3 biggest success tips?
1. Be willing to do the things that most people won't do.
2. When things get tough, get excited about it because it means it is an opportunity for growth. If it's easy, then it's easy. If it's tough, then you are pushing through a boundary and that's an awesome feeling when you get through to the other side.
3. How a clear understanding of your rules or boundaries for your life. I have an order of priority of importance and they - myself, my marriage, my children, my business, my friends and then everything comes after that. I know that if my health and overall wellbeing isn't at it's optimum then everything else will fall apart. That also goes for my relationship with my husband. If we aren't in sync then nothing is in sync. The important thing about my boundaries is that it keeps me real, balanced and emotionally content. If that's all good, then everything is good.
