Wendy's
Week
I had the pleasure of catching up with
Barbara Garbogrecan this week from MCEI. As mentioned last
week, I am the special
guest on the MCEI forum from 8th April for a week.
The forum
is available for public viewing, but only members of MCEI can
post questions and comments however Barbara has kindly
extended an offer to the Affluencia community.
If you'd like to post a reply to
the foum, email Barbara
here and she'll set you up with a guest log in for an entire
month. With over 90,000 views last year, this forum is a
great place to let others know about your business. Make sure
you drop by and say hello here.
Until next week,
happy investing!

Know your Credit Rating
One of the things a
bank will look at when you approach them for a loan, is your credit
rating. A bank is going to want to know that you are a
“good risk” for them if they decide to lend you
money, and part of that decision process involves looking at your
credit report to see your previous repayment conduct.
Every time you apply for finance, a bank will do a credit check on
you. What they are looking for is to see if you have any
defaults in payment on your personal records. A credit check
will reveal any judgments against your name, court orders and any
bankruptcies. What shows up on your credit report affects
your ability to secure finance from a bank.
Your credit report will also show each time a bank has done a check on
you. So if you apply for a loan, let’s say with
Bank A, and then, for whatever reason, decide not to continue, that
initial request is still added to your credit report. Be
mindful of this, as when you next apply for a loan, let’s say
with Bank B, they will see a request for finance with Bank A that did
not proceed. They will then want to know why.
As a property investor, you can easily explain many applications for
finance to a bank. But when you are just starting out, be
mindful of unnecessarily having your credit checked. You are
within your rights to ask a bank not to check your credit until you
certain you need a loan with them.
How do you find
out what your credit rating is? Go to
www.mycreditfile.com.au and get hold of a copy of your credit
report. If you are prepared to wait a few weeks, this service
is free. Or you can pay a small fee and receive your credit
report faster, usually the same day.

Question
1 What
has been your biggest challenge in business and how did you overcome it?
With
10 years of working in a major bank and leaving with a very good
reputation, my business partner and I left 8 years ago to commence our
own finance broking business. Little did we know that the industry was
made up of greying old men and a reputation of shonky
brokers… We soon
realized that being female in this industry has it’s
advantages, people
prefer dealing with women when it comes to their finances and not
before too long, our names were known in the credit circles of all the
major banks that we are reputable brokers who know what we’re
talking
about and how to put a loan together the first time!
Question
2 If
you had to start your business again from scratch, what would you do
differently?
Keep it simple.
Question
3 Who
do you admire and why?
I
am admire people who have a positive outlook on life and situations.
People who are realistic, who look for opportunities, and create
solutions. As opposed to those who dwell in self pity and
procrastination.
Question
4 It
takes a lot of determination and dedication to succeed in
business. What keeps you motivated?
Mary Sartinas, my business partner, she is an amazing woman; her
strength, determination and passion is second to none. Annie
Papagrigoriou, the greatest assistant ever, her dedication, knowledge
and unconditional support blows me away every day. My
husband & daughter, they keep me grounded and are a constant
reminder that all the hard work and dedication has a reason.
Question
5 What
are your 3 biggest success tips?
1. Keep
it simple.
2. Take
time out.
3. Set
your goals and follow through and remember they may change along
the
way.
