Week
I spent an amazing weekend with
Lyndsey Baigent and some lovely ladies at the Essentially for Women event here
in Melbourne.
One
of the many inspiring speakers was Kerry Pothurst, one half of the Gold
Medal winning Sydney 2000 Olympics Beach Volleyball team.
Kerry even
had both the 1996 Atlanta Bronze and coveted 2000 Sydney Gold medals on
hand and passed them around so we could all take a closer look.
She
then unzipped a suitcase and pulled out a pile of broken bottles.
Next thing we new, we'd whipped our shoes off and were all
walking barefoot across broken glass. What a great way to
break through barriers and achieve the next level in your development.
So
my question this week for you is: What have you done recently
to push through your comfort zone?

Why Right Now is a Great Time to
Invest in Real Estate
Times may seem tough right now in many parts of the world but
if you focus on the positives, there are many benefits to be had. The
real estate
industry, for instance, is one sector which offers great opportunities
for investors during a financial crisis.
In Australia, the real estate market is showing positive signs
for people
wanting to purchase property for investment purposes. Things
like lower interest rates, increasing affordability,
higher rental rates and a severe lack of supply of
homes in some areas.
Areas with strong growth indicators are more likely to benefit
and
will include the suburbs that first time homebuyers and
investors
find attractive Look at suburbs considered appealing, such
as those
in strategic locations with ready accessible to public transport,
schools, child care centres, supermarkets and so on.
Housing demand has been consistently high in Australia. It
has been estimated that Australia will need an additional 1.15 million
new dwellings between 2002 and 2011. Two thirds of these dwellings will
be separate houses. However, the pace of
building newly constructed homes cannot cope
with the demand. In 2008 for instance, only 150,000 new homes were
built, well below the 180,000 needed to house the demand.
Mortgagee sales and foreclosures are on the rise. By the end of 2009
alone,
it is estimated that some 30,000 homes will face foreclosure. Investors
have the opportunity to seize opportunities in this sector.
If you are serious about investing in property, now is the time to
prepare and to make sure you are ready to act should real estate
opportunites head your way.

has been your biggest challenge in business and how did you overcome it?
Money and cash flow and spending the little we did have in the best
ways. We are still working on overcoming that one. I now make a point
of only spending money when it is directly linked to a clearly defined
business objective and I have worked out the projected ROI.

2 If
you had to start your business again from scratch, what would you do
differently?
Get more help and advice from people who had “been there and
done
that”. Take advantage of the enormous number of government
and not for
profit support systems that are available for small business (once you
know about them).

3 Who
do you admire and why?
Richard Branson because he does what he is passionate about and
isn’t
afraid to make mistakes.

4 It
takes a lot of determination and dedication to succeed in
business. What keeps you motivated?
1. The excitement of watching my baby business grow and develop.
2. Feedback and recognition that we are on the right track and are
providing a genuinely valuable service.
3. When you have invested three years of your life and much too much of
your husband’s money how can you quit till you succeed?

5 What
are your 3 biggest success tips?
1. Have a really clear business plan
that you update regularly (at least every 90 days).
2. Talk to your customers constantly and
find out what they want/need and what you can do better –
then act on
it!
3. Stay on top of your financials
– make
sure you understand where the money comes from and goes to and how
profitable each aspect of your business is. And if you don’t
like what
you see – fix it!
