We had our first opportunity on
the weekend to get back inside our South Melbourne renovation
project.
That's me on the right peering
through the kitchen window into the main bedroom.
We had a lot of fun
and even found some unexpected antiques.
The floor under the existing carpet had been lined with The
Herald from 1952! Interesting reading from half a
century
ago.
We even recorded a

Article Adverse Possession
Adverse
possession refers to the occupation of land not consistent with
the rights of the real owner. This basically pertains to the right of a
trespasser to own land or part of it which has been in his
possession
for a certain period of time. The full ownership can be granted to that
individual if he or she has been using that land for at least 15 years.
This old doctrine of adverse possession protects the land owner against
anybody who wants to claim the property but fails to provide proof of a
better land title. It protects the occupier of the land concerned from
being ejected by any person who may later on discover a technical issue
concerning the land's original boundaries.
Let's take an example. Mr. A owns a certain piece of land
which he has
turned into a farm. He has been farming there for 20 years. Then comes
Mr. B, the new owner of the adjacent land, who found that the fence
around Mr. A's farm was incorrectly placed inside the
boundary of his
property. The land owned by Mr. B had been sold several times in the
past but it is only now that the boundary issue came up when Mr. B
requested a survey of his property's boundaries.
So, can Mr. B have part of the property included in Mr. A's
land back?
Does he have the right to get it back? How can the true boundary of a
property be determined?
If we are to base it on the old doctrine of adverse possession, the
answer is no. Mr. B no longer has the right to challenge Mr. A on this
issue and recover his property. Mr. B cannot force Mr. A to move the
fence back to the original and correct boundary.
In cases like this, the role of a surveyor is crucial. This is because
the process of challenging a land owner on the issue of adverse
possession involves several stages.

1 What
has been your biggest challenge in business and how did you overcome it?
My biggest challenge was believing that I needed to do everything
myself and that my clients wouldn't like it if they knew that
I used a
support team. I overcame this through the support of a business coach
and realized that it's fine to manage the delivery of a
solution rather
than 'doing the do' all the way through the
process.

2 If
you had to start your business again from scratch, what would you do
differently?
Having worked for a large variety of clients, large and small, I now
know who my ideal client is. Therefore, I would be able to define my
niche right from the start and save myself a fortune in both money and
time.

3 Who
do you admire and why?
Ali Brown and Robert Middleton for their ability to run highly
successful on-line businesses without compromising their integrity.
Both of them offer great products and services and don't
stoop to
'magic-pill' promises or sound like the rest of the
get-rich-quick,
hard-sell on-line marketers.
Question
4 It
takes a lot of determination and dedication to succeed in
business. What keeps you motivated?
Stimulation. I love working fast, doing a million things at once,
challenges and learning new things. Owning my own business allows me to
work at my frantic pace.
I also want to earn a great income so that I can do the best by my
family. Both my daughters have special needs, my eldest is particularly
bright and as any parent of a gifted child will know, they can be a
challenge at times, especially when it comes to finding the right
school.
My youngest daughter has Asperger's Syndrome, which is an
Autism
spectrum disorder. She requires a lot of support -
psychologist, tutors
and a great, understanding school. None of which comes cheap.
My business helps me with my own sanity as well as providing the best
for the ones I love.

5 What
are your 3 biggest success tips?
1. Stay focused. Entrepreneurial business
owners can be easily seduced by the latest idea or gimmick -
knowing
who you are and what you do best will keep you on track.
2. Surround yourself with good people.
Both in your business and as mentors and guides.
3. Never stop learning. Keep an open mind
and be willing to listen. Why do things the hard way when you can learn
from the wisdom and experience of others?
