Are you "Over Your Business?"

Leela Cosgrove’s Over Your Business Bootcamp is taking place in Melbourne from 21-23 August. The goal of the Over Your Business Bootcamp is to show you how to use the twin skills of productisation and systemisation to create $100,000 of income in your business over the next 12 months, working no more than 2 hours a day. This isn’t some kind of MLM or Network Marketing scheme – the idea is to take the business you have NOW and turn it into something that pays you to do ONLY what you love.

I urge you to attend a F.REE preview session (valued at $97) in a city near you.  Check here for locations.

Next Steps to Own Your Own Home

People will always want a home in which to live with their loved ones. The good news is buying your own home is totally achievable. But many of us don’t know where start and how to get the ball rolling.

Careful planning and strategising are essential. Planning involves determining your budget, financial capabilities and financing options, working out the type and size of the house you want, its location and deciding on which solicitor to use to settle the transaction.

After the planning stage, the next most important step is to figure out your finances. With a budget in mind, it is far easier to look for your specific property. Contact your trusted finance broker to establish exactly how much you can borrow and what you'd be comfortable repaying each month.

From there, you can start searching for your ideal house.  Look at the stock avaiable with real estate agents in your chosen area.  Scour the internet.  Check the local papers. The classified section of the local newspapers is a great place to look as you just may stumble across a real gem.

If advertisements have photos, make sure you can personally verify what you see is what you'll be getting!  That's why inspection is the next crucial step.  In Australia, sellers are not required to disclose any defects they are aware of in their house. For this reason, it is essential to personally inspect the property inside and out or if you’re unavailable to do so, have someone trustworthy person to check it for you.

If you’ve finally decided on purchasing the family dream home, obtain a copy of the contract for sale.  Now is the time to find a solicitor who is familiar with contracts of sale for the area in which your house is located.  They'll be able to check the contract for any irregularities or "gotchas".

By following these basic steps and ensuring you do your due dilligence, you'll be that much closer to owning your dream home.

Five Minutes with...

Yvette_adams.JPGYvette Adams of The Creative Collective

Question 1
What has been your biggest challenge in business and how did you overcome it?
Debt collecting has always been a bit of a challenge. We now have a range of systems and processes in place to alleviate the impact such as:

  • An online accounts system which allows our clients to pay online with a credit card and comes complete with scheduled autoresponders which sends out reminder emails every week for 4 weeks.

  • Hiring a dedicated staff member to keep our accounts up to date and chase outstanding money.

  • Ensuring we had strong payment terms in place and requesting both initial deposits and progress payments if projects are delayed outside of our control.
  • Question 2
If you had to start your business again from scratch, what would you do differently?
Not have just had my second child (7 weeks in) when I started the business!!!

    Question 3
Who do you admire and why?
I admire anyone who is passionate and successful at what they do. I think passion is infectious. I admire all the amazing parents of the world who juggle parenting with successful careers and social lives. I admire those with creative flair be that in the musical world, art, theatre, the written word. I admire business people who have started from scratch and ended up as multi-millionaires. But no one in particular. There is beauty and something worth admiring in everyone.

    Question 4

It takes a lot of determination and dedication to succeed in business. What keeps you motivated?
I have always been a fairly self-motivated person, perhaps because of my strong background in sport (I was an age group rep in water polo and won regional and national medals in swimming and surf lifesaving). I guess what makes me jump out of bed every day is that I love what I do and I want to do well both for myself and my family. It’s all about lifestyle for me. If my business is more successful and I manage it well then I have more money to do what I want, when I want and more time to spend with my family. I love the flexibility of being my own boss.

    Question 5
What are your 3 biggest success tips?

        1.    Document everything you do so you only have to do it once! Place your documented procedures, log ins, templates, contact details, systems etc on a wiki (I use www.pbwiki.com) so your staff and you can log in any time, anywhere to access key information. It’s also a great backup system.
        2.
Chunk your time – Create a weekly schedule and allocate time for every aspect of your life it is important to you to maintain. Include everything from time with your partner to time with your kids, fitness time, beauty/social/leisure time and work time. Within your working hours, chunk your time down into areas of your business you need to work on i.e. Tue mornings 9am – 12pm accounts. Friday afternoon 12:30 – 4:30pm business development/research. Make all your phone calls in one hit, then allocate time to emails so you’re not bouncing around on time wasting tasks.
        3.
Regularly review your position and work out what’s working and what’s not. Look at your financials, your competitors, plan and then move forward again. It may be hard to dedicate time to working ‘on your business’ but it’s essential!
