RedTentEventThis week I enjoyed attending my first speaking engagement for 2009 at The Red Tent Woman. Ludwina Dautovic interviewed me on How to Build your Database Online and it was such a fun night.

We've revamped the format for our Get Started in Property event into one content focused day rather than 2.5.  The date is now Saturday 14th March 2009.  Full event details are here.

If you are in Melbourne this Thursday, please try and get to the Phoenix Bushfire Appeal Event being held in Box Hill.  All the details are here.

I re-inspected the reno delight and got to chatting with the agent.  At the back of the property is a tin shed, that is literally falling down, and an outhouse toilet.  As many of you will know, Melbourne has sweltered this summer, recording some of the hottest days on record.  On a recent 45 degree day the agent had the property open for inspection. Some potential purchasers braved the heat, but most interest was shown by a family of possums holed up in the back shed trying to find some respite from the heat.

Phoenix Bushfire Appeal Event - Thursday 19th February (this week)

Like you, three local business women (Chris Owen, Angela Esnouf and Janet Powell) have been horrified by the impact of the bushfires.   Like all of you, they felt powerless.
So like all good small business people, they decided to take action. How?

Include an "offer expiration" clause in your offer

Also known as a sunset clause, it is wise to include an "offer expiration" clause in any offer that you make to purchase property.  

Such a clause states a date and time when your offer will expire and will encourage a Vendor to make a decision or risk losing a sale.  It will also encourage an agent to act quickly to ensure your offer is presented to the Vendor promptly.

Ideally, a sunset clause should expire 24-48 hours after you submit your offer.  Also make the time the offer is to expire by 4pm or 5pm on any given day and never allow a sunset clause to run over a weekend. 

Making a clause expire by 5pm on Friday encourages a Vendor to make a decision regarding your offer PRIOR to the weekend, which is the time when most property purchasers are out looking in the market.  It is far better to have the Vendor look at your offer without the distraction of other competing offers.


By including an expiration clause, you can also better manage any offers you have made and limit your exposure to having an offer accepted after you have moved onto another deal.

Question 1
What has been your biggest challenge in business and how did you overcome it?

Not trusting myself and not speaking up – early on I would just trust what others would say and ignore my intuition.  I felt that they knew best.  I also got to see that by not speaking up and trusting myself I didn’t have to be responsible for any outcomes… because it was someone else’s decision.  The downside of that was I didn’t get to enjoy victories either!  After I had this breakthrough, I got into action immediately and communicated some requests and that took courage to ignore my little voice “but what if you’re wrong – what do you know?”  It was like a miracle… everything shifted and I was rewarded with immediate results.

Question 2
If you had to start your business again from scratch, what would you do differently?

Create a stronger foundation.  We went too far too fast and ended up having to go backwards so we could start moving forward again.  I think the old adage of slow and steady wins the race would have worked very well.  Having said that, the lessons and growth we have experienced are invaluable and I wouldn’t change them for the world.  I believe we all choose the perfect path we need for our own unique journey.

Who do you admire and why?

I’m going to take the liberty of changing the question!   Who inspires me and why?  I find all human beings to be extraordinary and inspiring!  I admire us all for our courage and commitment. The more I look for these qualities, the more I see them in everyone.

Question 4
It takes a lot of determination and dedication to succeed in business.  What keeps you motivated?

“Our why?!”  When my husband and I met we created a vision for our relationship.  We are both committed to contributing to others and because we have found our soulmate, we want everyone to experience what we have.  We also want the freedom to raise our family together and to be free to travel and visit our families.  For me too, it is also a “knowing” that it has already happened – so I guess you could call that “faith”.

What are your 3 biggest success tips?

1.   Get a mentor and/or coach. Every successful person has one.

2.    Don’t hurry and never give up!

3.    Trust yourself and never give up on what you believe in.
