Approach "Zoning" with Confidence

Choosing a location for your business is much more than choosing the street corner with the highest traffic count. The ZONING of a property can make or break a deal!

When leasing or buying property, understanding whether the zoning is right for you should be a priority. In a nutshell, zoning is an urban planning tool used by local government to control property use. It can effect anything from the type of business allowed to occupy a building to the uses allowed when developing a vacant lot. Zoning has a direct impact and immediate effect on whether a property is suited for you and your investment.

There are several viable online sources and government websites that can instruct you on the zoning restrictions of a property. These websites will define what uses fit into Office, Commercial, Industrial zoning categories, etc. You will also be able to look-up a property to determine its zoning. If you still have questions, we recommend that you call your local zoning authorities. The zoning staff for your city or township are a good resource!

When examining a property's zoning definition, two zoning terms to be familiar with are "permitted use" and "conditional use". Look first to find your business under "permitted use"; meaning the property has been pre-approved by the zoning and city authorities for an intended use. "Conditional use" describes use types that might be acceptable but need approval from the municipality. While the possibility of "conditional uses" opens up opportunities at certain locations, receiving approval from the municipality can be a lengthy process.
