Five Cheap Ways to Increase the Value of your Home

Whether you are selling your home or just wanting to know your home is worth more than you might think it is appraised for, here are five simple ways to boost your home's perceived value: 

 

1.       If something smells fishy then there must be something wrong...

Clean out your home from anything that leaves a bad odor. Like bad breath, there is not many other things that will turn people off than a house that smells like the garbage needs to be taken out or, at the other extreme, smells like it was bombed by an industrial cleaner.  It is best to have your home smell the way you others would like to enjoy it. Also, don't try to mask the "stank" with strong scented sprays , candles, and odor eater devices.

Once you get your place to smell more normal, bake some cookies and enjoy the pleasant "homey - family" smell of home.

2.       Brighten up your home...

Replace your bulbs with higher wattage bulbs. Clean your windows. Replace your bedspreads with new. These are just some ways to brighten up your rooms. People are happiest in brighter rooms than in dreary, dim dens.

3.       Groom for good first impressions:

The first thing that a visitor will see when coming to your home is your yard. If it looks like it hasn't been mowed or watered in weeks, they might just keep driving down the road and call you later with stories about how they "...just got lost and couldn't find your home..."  Buyers of houses are also more interested in already done-for-them homes where they don't need to fix them up before moving in.

4.       Add a piece of furniture at the entrance way:

Give your visitors a place to sit while taking off their shoes and/or a table to place their stuff before having to drag it throughout your home. This little touch will often put your guest more at ease and will leave a great impression on them.

5.       Send the slob in your home out for awhile while you prepare for your guest's arrival:

Put away the half full cup of cold coffee, wadded up newspapers, and toys. A great way to organize all of the stuff that we like to leave out is to put them in baskets and containers.

What is Your Design Style? 

Don't know? No problem. But rest assured that everyone has their own style -  yes, even you.

Our styles are influenced by all of the many experiences that we have throughout our lives. Just think about the places you have been, the things that you have seen, people you met...some are places, things and people you enjoyed encountering, some not. What were some of the things that triggered the emotional feelings that you had when you brushed up with any of them? What would you do differently or the same to enjoy those same pleasant feelings?

All of these experiences have shaped your own design style. Once you can tap into your inner self, you will be able to better describe what your own style is. Some reports show that we are born with our own styles, likes, and dislikes. I agree with most of their beliefs that style is from the gut and intuitive. But, I also know that our preferences, or "tastes", are also influenced by our own life journeys.

Places that we saw in our travels, foods and fashion are just some things that express and form our own self identity and home lifestyles that we designed our houses around.

Special events in history also influence the creation of styles. Things like governing politics (such as the international style during the socialistic movement of pre-WW2 of the 1920's and 30's) , the Art Nouveau style that replicated nature into the design of paintings/furniture/architecture, and like the Art Deco that used geometry and primary colors to pull away from the free flowing designs of it earlier Art Nouveau projects.

It is interesting to hear and see the influence of Islamic music and art in our modern day designs. Some might welcome this, others might not. See there, that is our own preferences and design styles coming to the surface.

Here is how you can identify your own design tastes:

Play the Home Style Game with your friends to find out your Design Style

In all the places that you go, become more aware of your own senses. From your own first gut instincts, select three of the following adjectives to describe how you feel or how the space feels to you while you are in that space. Then, after you select the three adjectives, ask yourself what in this place that causes you to feel that way. Was it the colors used, the amount of lighting, the amount of texture in the room, the smell, the sounds (trickling water or, perhaps, a boom box blaring...):

Aggressive, Airy, Antiseptic, Austere, Bare, Bizarre, Bland, Bold, Busy, Busy, Calm, Casual, Charming, Chic, Classic, Cluttered, Comfortable, Commonplace, Cozy, Crowded ,Crowded, Dramatic, Dreamy, Eclectic, Elegant, Empty, Exotic, Extravagant, Fanciful, Flamboyant, Forbidding, Formal, Formal, Friendly, Friendly, Gaudy, Grand, Grandiose, Homey, Hospitable, Impersonal, Impersonal, Impressive, Informal, Intimate, Inviting, Lavish, Lavish, Modest, Open, Opulent, Orderly, Overwhelming, Picturesque, Plain, Playful, Poetic, Predictable, Pretentious, Refined, Regimented, Romantic, Sanitized, Sedate, Serious, Severe, Simple, Simple, Sleek, Sleek, Soothing, Sophisticated, Spacious, Spacious, Spacious, Spars, Sporty, Stark, Stately, Stylized, Sweet, Theatrical, Thematic, Uncontrived, Unpretentious, Utilitarian, Welcoming, Whimsical

Do this with your friends and family members. Then compare notes. You might be surprised how some people's choices are different than yours. That is because everyone has their own sense of style and tastes.

Remember reading on an earlier e-zine from me that said we were on a trip to Dallas and just need to travel on a couple more miles to get there?
 
Well, to refresh your memory, I have a very successful podcast at Most Awesome Homeowner's Podcast in the World
 
At the time of the first e-zine publication, there were over 17,000 listeners. There are now over 36,000 listeners and counting.  If you stretched a bit over 36,000 listeners hand in hand, they would travel about 41 miles. That is the distance from NYC  to almost (but not quite) to Princeton, NJ.

Ready or Not, School Opening

Ready or not, School is beginning soon and there are some things you and or your kids should consider before setting off for the next school adventure.

 
I have been reading a book written by, Patricia Hudak titled, "101 Things to do Before you Graduate."
 
This book is packed with important information that I wish I had available to me when I started my studies in Architecture at Texas Tech University. Throughout the book, she shares the correct things that students can do in order to position themselves for a successful life AFTER they graduate.
