                                  7 Reasons to Consider Switching to Pre-Portioned 
                                  Chemical Packets
 Most residential cleaning business 
                                  owners have made the switch to environmentally 
                                  friendly cleaning chemicals, which are safer 
                                  for their clients and for the environment. But 
                                  how many of you have considered the sustainability 
                                  aspect of green cleaning? Even though the chemical 
                                  itself may be green, has the manufacturer 
                                  taken into consideration the sustainability 
                                  of the packaging? This is one reason we've always 
                                  liked pre-portioned chemical packets.

                                  Besides the sustainability benefits, there are 
                                  several reasons for you to consider making the 
                                  switch.

Transportation costs are reduced because 
                                    less packaging means you can transport more 
                                    chemical in the same amount of space. 
There is very little packaging waste. Instead 
                                    of throwing away large plastic containers, 
                                    you're throwing away a small packet. Some 
                                    manufacturers even make packets that dissolve 
                                    in water and create absolutely no waste at 
                                    all. 
Disposal costs are reduced, landfill space 
                                    is reduced, and landfills are not cluttered 
                                    up with plastic containers that don't break 
                                    down.
Employee safety is improved because it's 
                                    easier to train them on how to empty a packet 
                                    of concentrated chemical into a bottle than 
                                    it is to train them on how to measure correctly 
                                    and then make sure they don't spill chemical 
                                    as they're measuring and mixing. There also 
                                    tends to be less contact with the chemical 
                                    and less chance of splashing
Because you don't have to train people on 
                                    the correct dilution for specific types of 
                                    cleaning, you no longer have the problem of 
                                    slippery floors due to too much chemical being 
                                    used, hazy surfaces, or sticky surfaces. 
There is much less product waste because 
                                    of spilling or using too much chemical when 
                                    mixing. You'll eliminate the problem of the 
                                    occasional employee that figures that adding 
                                    more chemical will help them clean better.
Most cleaning companies don't have a lot 
                                    of space to store all the chemicals needed. 
                                    Pre-portioned packets take up very little 
                                    storage space.

If you haven't yet considered pre-portioned 
                                  packets, you might want to visit your local 
                                  janitorial supplier and check out the lines 
                                  they carry. You might just change your mind 
                                  when you see how easy, safe and sustainable 
                                  it really is!

                                  The Price You Pay For Under-Pricing Your Home 
                                  Cleaning Services
 Many cleaning business owners 
                                  are under-pricing their cleaning services, and 
                                  it's not just the ones that are getting started 
                                  in the industry. Some under-price because that's 
                                  the way they've always done it. Some lower their 
                                  price just to stay competitive. Some under-price 
                                  out of fear of losing clients, or the fear of 
                                  not being able to gain new clients. Some under-price 
                                  because they're not good at estimating the time 
                                  it will take to clean.

                                  Regardless of the reason, under-pricing your 
                                  home cleaning services isn't doing you any favors, 
                                  especially if you find yourself working day 
                                  and night just to keep up and still 
                                  have a hard time paying the bills! 

                                  Here is a common thought process of someone 
                                  making the transition of working a job to owning 
                                  a business, and deciding on what hourly rate 
                                  to charge. 

I made $15/hr working at my job.
I could charge $18 - $20/hr cleaning homes 
                                    and make good money.

What they haven't considered is, charging $3 
                                  to $5 an hour more is NOT going to cover their 
                                  business expenses, much less their benefits 
                                  now that they have to provide for themselves. 
                                  If they did the math on what they really need 
                                  to charge to pay overhead and expenses and still 
                                  make a profit, they may need to charge about 
                                  $30/hr for cleaning services.

                                  If you realize you've been under-pricing your 
                                  services, you may not know how to approach your 
                                  clients to let them know you need to raise prices. 
                                  Keep in mind, I'm not suggesting you 
                                  immediately raise your price from $18/hr to 
                                  $30/hr. You're sure to see resistence and will 
                                  probably lose clients if you approach it that 
                                  way.

                                  Here are some tips for getting your prices in 
                                  line:

Raise prices in increments. 
                                    If you have a large gap in what you should 
                                    be charging, start by raising the price a 
                                    little at a time over a few months or a year. 
                                    Only do this if you are not losing 
                                    money on this client. You never want to keep 
                                    a client that is costing you money.
Raise prices for just a few clients 
                                    at a time. Never do a blanket price 
                                    increase to all your clients at once. You 
                                    don't want to take the chance of losing several 
                                    clients at one time. If you're going to lose 
                                    any clients over this, it will be much easier 
                                    to lose one or two, and then work to replace 
                                    them quickly.
Add a policy to your client 
                                    agreement that the price is subject to change 
                                    after the first few cleanings or after the 
                                    first year.

If you are under-pricing due to underestimating 
                                  the time it will take to clean, find a system 
                                  that works. Sometimes people look around a room 
                                  but don't look closely enough at the soil load 
                                  in the home. They may look around and see that 
                                  the house is neat and in order with little clutter 
                                  and think it's clean. They didn't notice the 
                                  dust hanging from the ceiling fans; they didn't 
                                  look at how dirty the vents were or how filthy 
                                  the baseboards are, or notice the dust on the 
                                  6 panel doors. Neat and clutter-free doesn't 
                                  mean dirt-free. It doesn't matter how you do 
                                  it, the important thing is to come up with a 
                                  system that works for you so you can accurately 
                                  estimate the time it will take to clean. Once 
                                  you know that, the rest is easy.

                                  If you've been under-pricing your cleaning services, 
                                  start re-thinking the wisdom of that decision. 
                                  None of us are in business to work long hours 
                                  and struggle to pay bills. You have a right 
                                  to a profitable business, and one that enables 
                                  you to enjoy a comfortable living.

 The phone rings and it's a prospective 
                                  client who wants to know how much you charge 
                                  to clean a 3 bedroom, 2 bath home. Before you 
                                  even get a chance to get any more information 
                                  about the home, she takes over again by saying, 
                                  I don't want you to come to the house, 
                                  I just need a ballpark price.

                                  What is wrong with this picture? You let the 
                                  customer take the lead. When a potential client 
                                  calls, they want to interview you to see if 
                                  you provide the service they're looking for, 
                                  at the price they're looking for. But what you 
                                  need to keep in mind is that it is your job 
                                  to interview the prospect in order to find out 
                                  if they are a good fit for your business.

                                  Too many cleaning business owners just assume 
                                  that anyone who calls is a prospective client. 
                                  I challenge you to rethink that concept. You 
                                  need to qualify prospects by asking a series 
                                  of questions to see if they are in fact a good 
                                  fit.

                                  What questions should you ask? Here are just 
                                  a few:

 What type of service are you looking for? 
                                    (if they just want a one-time clean they may 
                                    not be a good fit if you only want repeat 
                                    clients)
What type of home do you have? (apartment, 
                                    condo, rental, home?) (You may only be interested 
                                    in cleaning homes or high-end condo's)
Have you ever used a cleaning service before? 
                                    (If they answer yes, ask the next question)
Why did you stop using your last cleaning 
                                    service? (this question is important and could 
                                    raise red flags depending on their answer)

Think about the type of information you need 
                                  to ensure your prospective client is a good 
                                  fit for your business and then interview 
                                  the client. By having the right information 
                                  you'll not only be able to qualify the prospect, 
                                  but you'll be able to answer their questions 
                                  too. If they are a great prospect for you, then 
                                  the next step is to set up a time for an in-home 
                                  walk-through and presentation.

 As a cleaning business owner, 
                                  you know how hard it is to build a great team. 
                                  We all want a team that we can totally rely 
                                  one, one that works well together, and one that 
                                  gets things done. So how do you build your Dream 
                                  Team?

                                  The first step in building your dream team 
                                  is to realize that you need to create a team 
                                  where everyone is doing 1) what they're best 
                                  at, and 2) what they're passionate about. When 
                                  you have a team like this, it means YOU get 
                                  to focus on what YOU do best. The result is 
                                  that you'll feel confident that things are getting 
                                  done right because you have the right people 
                                  focused on doing the right things. Just think 
                                  about what this will mean for the quality of 
                                  work being done in your business and how it 
                                  will affect the growth of your business!

                                  Never assume that your team members should be 
                                  just like you. First of all, you'll 
                                  never be able to clone yourself, so stop looking 
                                  for that perfect employee that has the same 
                                  passion and skills you do -- you're just wasting 
                                  your time. The goal is to first identify the 
                                  skills needed for each of your team members, 
                                  and then find the people with those skills and 
                                  talents.

Next, keep in mind that someone else 
                                  is actually passionate about those very things 
                                  you hate doing. Sometimes business 
                                  owners actually won't delegate certain tasks 
                                  because they assume other people hate doing 
                                  them just as much as they do. Do you hate answering 
                                  customer service calls? Some people absolutely 
                                  excel at this job and couldn't be happier answering 
                                  calls and finding ways to make your clients 
                                  and prospects thrilled with your company. When 
                                  you let these tasks go to the person that loves 
                                  to do them, your business will transform.

                                  Unfortunately, your dream team members won't 
                                  be around forever, so always be on 
                                  the lookout for new talent. When talking to 
                                  employees or potential employees, watch for 
                                  moments when their eyes light up at the prospect 
                                  of doing what they love to do. Or watch for 
                                  employees that demonstrate a superior skill 
                                  that might be useful in another position in 
                                  your company. You probably aren't even aware 
                                  that you have talented people all around you 
                                  just looking for an opportunity that you can 
                                  provide.

                                  Your job now is to start making a list of all 
                                  the things you should NOT be doing, and the 
                                  skills needed to get them done. Then start looking 
                                  for the right people to take over. If you give 
                                  these tips a try, you'll soon be on your way 
                                  to having the team you've always dreamed of.

                                  How to Clean Granite Countertops
 Granite countertops are fairly 
                                  simple to care for and since stone is a natural 
                                  product, the proper care and maintenance will 
                                  keep it looking beautiful for years to come.
Routine Cleaning:
                                  Proper routine cleaning and maintenance is essential 
                                  to preserve the shine and colors of the granite 
                                  surface. Always dust off the granite countertop 
                                  whether located in the kitchen or bathroom area 
                                  using a microfiber cloth or other soft clean 
                                  cloth. Use warm water and a microfiber cloth 
                                  to daily clean the surface. You can also try 
                                  a mild or neutral cleaner for more stubborn 
                                  grime left on the surface. A mild dish soap 
                                  works well or try a granite stone soap. Rinse 
                                  after cleaning and dry with a soft clean cloth. 
                                  Daily granite countertop care should include 
                                  gentle cleansers like stone soap or mild dishwashing 
                                  liquids. You can also try a synthetic scrubbing 
                                  pad to clean the granite. Always remember to 
                                  wipe up spills immediately.

                                  Never use strong chemicals or chemicals that 
                                  incorporate acidic ingredients like lemon juice 
                                  or vinegar to clean the granite since this may 
                                  cause the surface to become stained, etched 
                                  or pitted. Daily dusting, cleaning with a mild 
                                  dish soap and water, and cleaning up spills 
                                  immediately after they occur will keep the kitchen 
                                  countertops and bathroom vanity looking great 
                                  for a long time.

                                  Helpful Hints for Cleaning up Stubborn Stains 
                                  on Granite Countertops:
                                  Natural stone are porous materials. This porosity 
                                  is why it stains so easily. The stone has literally 
                                  absorbed the stain and we simply re-absorb it 
                                  into a different material. This different material 
                                  is called a poultice. A poultice can be made 
                                  with cotton balls, paper towel, gauze pads and 
                                  a powder such as diatomaceous earth can be used. 
                                  Always use caution and test surfaces before 
                                  applying poultice. Most stains can be classified 
                                  into one of the following categories. Oil Based 
                                  Stains - grease, tar, cooking oil and 
                                  food stains. Metal Stains - iron (rust), 
                                  copper, bronze, etc. Biological Stains - 
                                  algae, mildew, etc. and ink Stains - magic 
                                  marker, pen, ink, etc. There are other materials 
                                  that will cause staining - but these 4 
                                  categories are the most common. Always use caution 
                                  when handling any chemicals.

General Stain: To remove a stain on 
                                  granite, you can try mixing a cup of flour and 
                                  one or two tablespoons of dishwashing liquid 
                                  with water and make a thick paste (the consistency 
                                  of peanut butter). Put the paste on the stain 
                                  (about a half "thick) using a wood 
                                  or plastic utensil or scraper and spread evenly 
                                  covering the stain beyond one inch. Cover the 
                                  paste with plastic wrap and tape the edges so 
                                  that it is sealed. Let the paste set overnight. 
                                  Remove the wrap and make sure the paste is completely 
                                  dry. This may require additional time. This 
                                  will allow the stain to be pulled into the paste. 
                                  Scrape away the mixture with a wooden or plastic 
                                  utensil or scraper and rinse with distilled 
                                  water. Buff the area with a clean soft cloth. 
                                  This process can be repeated several times in 
                                  order for the stain to be completely removed.

Oil-Based Stains (grease, tar, cooking oil, 
                                  milk): oily stains will darken the stone 
                                  which will require a chemical to dissolve it. 
                                  Substitute one or two tablespoons of hydrogen 
                                  peroxide in the paste instead of the dishwashing 
                                  liquid and follow the instructions for a general 
                                  stain. You can also try a soft liquid cleanser 
                                  with bleach. Mineral spirits and acetone are 
                                  other good choices.

Organic (food, fruit, tea, coffee): 
                                  Combine 12 percent hydrogen peroxide mixed with 
                                  a few drops of ammonia.

Ink, Pens or Markers: On darker stone, 
                                  apply a lacquer thinner or acetone to the stain. 
                                  For lighter stone use hydrogen peroxide.

Wine (non-oil): Create a paste using 
                                  a mixture of molding plaster and bleach. Apply 
                                  the mixture to the stain and let stand for at 
                                  least 30 minutes. Remove the paste mixture and 
                                  rinse thoroughly.

Hard Water Accumulation (water spots and 
                                  rings): Try buffing with dry 0000 steel

                                  What To Do When Team Members Just Don't Get 
                                  Along
 A residential cleaning business 
                                  owner has been having a problem with one of 
                                  her teams. They bicker on and off, and they 
                                  each have attitude problems because of it. She 
                                  doesn't want to break up another team in order 
                                  to split these two up, so she's at a loss as 
                                  to what to do.

                                  Another cleaning business owner offered this 
                                  advice based on a similar experience with her 
                                  cleaning company.

                                  First, this sort of bad behavior is not acceptable 
                                  and should not be tolerated. It sends the wrong 
                                  message to your entire cleaning staff; and if 
                                  the client is present, she'll pick up on the 
                                  team's bad attitudes as well, which can put 
                                  you on unstable ground with the client.

                                  That said, you still have a problem to deal 
                                  with. You first need to decide if it is one 
                                  employee that's causing the problem or both. 
                                  You don't want to punish the wrong cleaning 
                                  technician and you can't afford to keep the 
                                  team together any longer.

                                  Here is what I would do. Separate them for a 
                                  week or two. That way you aren't permanently 
                                  breaking up another team, and it will give you 
                                  an opportunity to see how they interact with 
                                  other employees. Do not let this drag out indefinitely; 
                                  set a time limit of no more than two weeks so 
                                  you can assess their behavior and work habits 
                                  away from the other employee.

                                  I had a problem team a while back that had a 
                                  cancellation rate of nearly double that of any 
                                  other team. In my case, I had one employee that 
                                  didn't clean very well and wasn't open to training, 
                                  and the other had difficulty working in a team 
                                  environment.

                                  Once the two cleaners were separated from each 
                                  other and couldn't point a finger at their new 
                                  top-performing partner, the real problems easily 
                                  surfaced. So if you can separate them, it will 
                                  become much easier to pinpoint the real problem, 
                                  which will make it much easier to get rid of 
                                  the bad apples!

                                  Guidelines for Paying Employee Travel Time
 If you have employees that are 
                                  traveling between cleaning locations you need 
                                  to have a company policy for paying travel time. 
                                  Once you decide on your policy, add it to your 
                                  employee manual, and then go over it with each 
                                  employee. Don't let your employees tell YOU 
                                  how they expect to be paid for traveling.

                                  The first thing to keep in mind is that you 
                                  are not required to pay travel time for the 
                                  employee's time spent traveling from home to 
                                  work and from work to home. You are however, 
                                  required to pay your employees for any travel 
                                  time between jobs. If your employees are allowed 
                                  to take a lunch break during the day, you will 
                                  need to create a policy as to whether they will 
                                  be paid for this personal time.

                                  Keep your policy simple and consistent for all 
                                  employees. Travel time adds up, so the easiest 
                                  system is to pay them from your location and 
                                  job-to-job as soon as they're on the clock. 
                                  If you introduce a separate payment system for 
                                  travel and one for cleaning you are opening 
                                  the door to a bookkeeping nightmare.

                                  Know the mileage and time your employees should 
                                  be traveling. Either do your own tracking of 
                                  the time it takes to travel between homes or 
                                  use a mapping tool like Google 
                                  Maps. Just keep in mind that estimated travel 
                                  time on Google Maps may be wrong depending on 
                                  traffic conditions. You could also invest in 
                                  GPS devices to track travel.

                                  Plan your employees' routes instead of letting 
                                  them decide which route to take. Not all will 
                                  be efficient with their time and may take a 
                                  longer route than necessary.

                                  Consider cleaning in teams of two or even single 
                                  maids in order to keep travel time to a minimum. 
                                  One or two people take longer to clean a home 
                                  than a group of 3 or 4 people, so they won't 
                                  be traveling to as many homes each day. When 
                                  you have 3 or 4 people traveling together to 
                                  several homes a day you have to pay each one 
                                  for riding in the vehicle.

                                  Pay attention to how much money you're spending 
                                  on paying travel time to your employees. Even 
                                  though you do have to pay travel time, these 
                                  tips will help you to make sure you aren't paying 
                                  for wasted time.
