Will YOU be ready for the spring note market surge?? Sent Friday, February 10, 2012 View as plaintext

All indications are that the economy is getting better, albeit slowly... most every signal seems to be pointing at a "bottoming out" in housing prices. MEANING that they probably won't drop any lower, or at least not much lower on a national scale. There are even some modest upticks in some sectors. For the note market as it equates to seller financing, this is a VERY important signal.

You already know that seller financing has grown in leaps and bounds since 2008 when the housing crisis began. That's when conventional lending began to take a dive, so seller financing stepped in to fill the void. And we as cash flow professionals have been helping sellers cash out of these notes that have repeatedly been generated at a record pace, but NOW things will REALLY pick up.

Why? Because this is ALREADY the greatest buyer's market ever (for property AND FOR NOTES) and prices have now bottomed out (if not yet "officially") and are about to go up. This is going to draw buyers out like crazy as we approach the spring "buying season" which promises to be perhaps the most profitable we've seen in DECADES in the note business (and we've ALREADY been setting records this year as well as each of the last four years so this spring will be the best yet).

Sure, noteholders who have sold their home with seller financing during this economic crisis and conventional lending crunch and are now holding paper would ideally LIKE TO "hold out" so that they can get a higher price to recoup their losses, and some will in fact be able to, BUT a great many have been holding out way too long and will elect to take a loss, sell and move on with their lives.

As a consequence, the greatest buyer's market for seller-financed paper is ABOUT TO GET BETTER if you can even wrap your head around that considering how profitable it's been of late-- WAY BETTER. I am projecting that the start of the deals of RECORD GREATNESS (meaning record buy rates and yields for quadruple A investment quality)
will be cut this year will really begin to sprout around springtime.

What this means to you is that there will be record amounts of paper changing hands at record yields- people need to cash out and they are willing to do so at a substantial discount.

Will you be ready??

You absolutely know this to be true-- many, many people need cash today. You may well be one of them. But you have a distinct advantage insofar as a strategy to generate cash because you're reading this here and now. In our business you do not need money to make money. We are using other people's money. All you have to do is find a way to market your services-- that is, you can get cash into the hands of those who need it-- but you need to get the word out. If you can do that inexpensively and effectively, you've positioned yourself for max profit.
