First of all, an apology for the long gap since our last newsletter. We have been so busy this year - we have had 3 houses in the factory in the past 3 months.

 


Smart Homes range introduced. 

 
As part of it's continuing drive towards innovation, Seacove Homes has introduced it's 'Smart Homes' range.
 



We have developed 2 distinct types of plans as the starting point for designing your Seacove Home. These have been refined over the past 2 years so that our standard now is for Smart design features, making these plans not only simpler but also faster and therefore more economical to construct in our factory, as well as build on site.

Queensland State revenue reforms and new building boost

 
The 2011-12 Budget includes major revenue reforms and assistance packages, including a $10,000 Building Boost Grant for people building or buying new homes in Queensland.

CLEANTECH INDUSTRIES SUNSHINE COAST

Cleantech Industries is an incorporated group of companies who are all based on the Sunshine Coast.  They came together due to their concern and interest in either producing, designing or manufacturing in an environmentally friendly manner.
Seacove Homes and Seacove Steel were invited
to be involved right from beginning of the development of this group. 
This was due to the innovative nature of the Seacove Homes, their very
low impact on the environment during manufacture as well as their low
impact when they are delivered and erected on site. We continue to be
actively involved with the group. 
 
 
 
The group is broken down into six sub sections representing different aspects of manufacture on the Sunshine Coast.  They are as follows 
1.    Building,  Materials and Services;
2.    Architecture and Building Designs
3.    Engineering and Scientific Consultancies
4.    Waste and Water Management.
5.    Printing
6.    Energy and Energy Efficient Lighting 

One of the major benefits of the group is how the various members have started to support and work together bringing their specialist fields to produce eco-friendly solutions.  Typically with the housing , the use of energy efficient lighting and solar power linked with water catchment and biocycle systems in the construction of new dwellings.  We have several houses that encompass these different products and we will be featuring them in a future issue of the Homes News letters. 
The Sunshine Coast Cleantech Industries Group is now recognised by State and Federal Government as being one of the leading innovative and proactive manufacturing groups in the country.

This home was also designed with economy in mind:


as it was inland away from the ocean, hot dipped galvanising was not required
the frame height was set to 2400mm instead of the usual 2500mm.  This will mean savings with gyproc and paint.
Again, this illustrates the versatility of a Seacove Home.

Well, we must be doing something right, because we've picked up another award.
 
This time from the Sunshine Coast Environmental Council (SCEC). We picked up the 2010
winner for Sustainable Innovation also known as the Froggies.

Home of the Month - Alligator Creek, Mackay
 
Although still under construction, we thought we'd show how quickly a Seacove Home can be erected.  This photo was taken after only TWO DAYS on site! As you can see, all flooring and roofing to the living areas has been completed.
 

 
Another interesting feature that illustrates Seacove Homes' versatility is that the customer wanted to clad the exterior walls themselves.  This reduces time in the factory and thus means a quicker delivery and allows a wider range of cladding. 
 
This home is based on our popular Sarina plan but with an additional two modules that provide a large games/media room and a laundry with a separate W.C.  The living area, master bedroom and games room all have ocean views.

Owner Builder Magazine
 
This national magazine recently published an article by Di Porter and her experiences Owner Building her Seacove Home.

New bushfire regulations 
 
As reported in our last newsletter new Bushfire regulations came into force in QLD in Oct 2009. We have just started work in our factory on a large 2 storey home which has a high bushfire rating.  
 
Being a steel based home the only additional requirements have been that all the glazing has had to be toughened glass (with metal screens on all opening windows),  and claddings are now going to be a mix of custom orb and fibre cement sheet with aluminium cover battens to compliment the clear anodised windows. This home should be well underway on site in early June and we will hopefully feature some photos of this home later  in the year.
 
Again, this illustrates the versatility of a Seacove Home.
 


It's About Time [ Part 2 ]
 
In a recent article in the Queensland Master Builders magazine, they showed the differences in building costs for various parts of the country.
 
You can see the Queensland section of the report by clicking HERE.
 
Whilst the report is based on a fairly standard 200m2 brick veneer house, the report shows that labour and materials make up the bulk of the costs. Freight costs are a close second, generally increasing the further north you go.
 
We have always said at Seacove that for any given home, the planning and design stage and the fit out times will be similar.
 
However, a Seacove Home scores in 2 areas:
 

With a time to lockup typically of 7 to 10 days, on-site labour is reduced dramatically.
Seacove have now perfected getting more components on a single extendible semi-trailer. For example, a typical 300m2 property used to need seven trucks to deliver the components, but now it only needs three and a flatbed.
Both of these innovations save you money in the long term.
 
Remember that the pre-fabricated buildings you see on the highway usually need escorts, pilots and outriggers - all of which contribute to the cost.  In addition, a Seacove home will be able to be delivered to sites where these pre-fabricated ones will not.

The website gallery has been updated again.  It now shows photos of 'The 

Davies House'.  

 






 
This striking home
was recently built in Riordanvale, near 

Airlie 
Beach, QLD. The 
home is based on a simple 7 living modules in a row, a double sized
deck with a 
triple carport (294 sq m).


 
This home was
fully clad with Dune custom orb and finished with a Woodland 
grey roof, fascias
and gutters making this home not only low maintenance but 
able to withstand cyclones.

 
All windows in the
property are louvers, either glass or timber, set into powder 
coated black
window frames making them ideally suited for the tropical climate. 

 
An unusual feature
from the construction side is that although the house is on a 
steeply sloping
site, the builder constructed an engineered retaining wall the 
length of the
house and we were able to fabricate a system to connect our 
bearers directly onto
this wall.  This wall meant the concrete
slab of the carport 
was retained and there was a level threshold into the home
without the need 
for steps.

 
 
 
As you can see
from the photos the home has been finished beautifully with 
hardwood flooring
throughout the living, bedroom and study area and classic 
tiling to all wet
areas.  The focal point of the living
space is a large stunning white 
and stainless steel family kitchen with an
island bench that comfortably sits 6 
people, and has up to 20 gathered round
when entertaining is in full swing.

A new floor plan with perspectives will soon to be included in our Designer range 
with 2 different rooflines (Versions A and B).  As with all our designs, the internal

New Bushfire Regs
From 1 October 2009, Queensland will be adopting the new revised Australian 
Standard AS 3959-2009 Construction of buildings in bushfire-prone areas. 
All building applications for Class 1, 2, 3 and associated Class 10a buildings in a 
local government designated bushfire area will need to be designed and built in accordance with the new standard. This will apply to building applications made 
after 1st. October 2009.
The primary changes to the standard are:
  a. The method of determining a Bushfire Attack Level (BAL) for a site has been 
revised and now comprises six categories. 
  b. The standard includes a step-by step procedure, including tables that list climate, 
slope of ground and vegetation variations in states and territories. 
  c. The standard has been re-organised into group-specific construction 
requirements. 
  d. Attached and associated structures, such as garages, have now also been 
included. 
 
What should you do?
  a. Contact your local council to determine if the proposed building work is located 
within a designated bushfire area. 
  b. If the proposed building works are situated in a designated bushfire area, 
contact your Building Certifier and Building Designer to determine and quantify the 
Bushfire Attack Level (BAL). 
  c. Ensure that all your estimates and quotations for building work in a designated 
bushfire area are based on the actual design requirements/group-specific construction requirements as stated within the new standard.

Price Reductions!  

On 1st July all Seacove Homes prices came down due to reduced material 
and labour charges.  The average reduction for a Landmark plan was over 
$4,500 and around $6,700 for homes in the Designer series.

Energy Updates
Queensland Government's ClimateSmart Home Service is available 
on-line so everyone can do their bit to save energy, money and the 
environment. The service costs just $50 and will help you reduce your 
home's carbon footprint. It can also help you save up to $325 on your 
water and energy bills a year. Find out more about the service at:
 
www.climatesmarthome.com.
 
Brisbane City Council, through its Green Heart CitySmart environmental 
program, is offering Brisbane residents a $50 cash-back when they use the 
Queensland Governments ClimateSmart Home Service. This makes the 
service free. 
 

Phase out of inefficient hot water systems
The Australian Government has announced the phase-out of greenhouse 
intensive electric hot water systems over the next 3 years. The intention of 
the phase-out is to reduce energy consumption throughout the country as 
part of the Governments commitment to reduce greenhouse gases by 60 
per cent by 2050. Reportedly 50 per cent of Australian households have an

This beautiful Seacove Home was recently completed on the

Coast.   The home was built by its owners, Di and Jon Porter, who 
registered as Owner Builders in August last year. 
 
The floor plan is their own design, converted to 11 living and 2 deck

sold and with the new owners keen to move in as soon as possible 
we are sorry to announce that the last open day at this home will be 
on Sunday 12th July, between 11.00am - 4.00pm.

want to take another look, then time is of the essence.  Should you 
not be able to visit on a weekend, or wish to view on a weekday,

 Off-cuts (News from the building industry)
In a recent article in the Master Builder Magazine they point out 
that the government is offering:

Free ceiling insulation worth $1,600 to all Australian home
owner-occupiers with limited or no ceiling insulation or a 
$1,600 rebate on the costs of installing a solar hot water
system. 
Help for renters, with a rebate for landlords and tenants on
the costs of insulating rental properties.
The government is currently working on the details of the 1st. July 
program.  You can register online to receive the full program of
guidelines when they become available.

5-star energy requirement for houses in Queensland 
From March 1 2009, all new houses and units in Queensland must 
achieve a
minimum 5 stars (out of 10) energy equivalent rating 
under the new sustainable
housing regulations. This is an increase 
from the current minimum rating of 3.5
to 4.

Tougher Fire Regs expected

Hi, welcome to this months newsletter.
 
It's about time
There are three main phases in building your new home:

The pre-construction phase.  This is where designs are finalised, soil tests are 
carried out, submission to council takes place etc.  For any given block, the 
time taken to get this work done will be very similar whoever you build with.

The construction phase to lock-up.  I'll come back to this in a minute.

The fit-out phase.  This is where the electricians, plumbers, gyprockers etc.
descend on the property and make it habitable.  Again, for any given 
design, the time taken to complete this will be similar.
So let's go back to phase 2 - construction to lockup.  The time taken to complete
this can vary enormously depending on the construction methods.  As the other 
phases are pretty constant, this is the phase where the time blow-outs can occur.
 
At Seacove homes we:

pre-build our houses in the factory 
fit the exterior cladding 
install windows and doors 
construct the roof panels with soffits already fitted 
create the deck modules with the decking already fixed 
etc. etc.
This means that once we get on site we have drastically cut the amount of time need to
get to lock-up.  A typical Seacove home takes 2 WEEKS to go from delivery to lock-up.
Add approximately 10 - 12 weeks in the factory and you end up with a construction
period of around three and a half months.
 
When you're shopping round for quotes, ask them how long they expect the 
construction phase to last.  If you ordered a Seacove Home now, you'd be in by 
Christmas.  Could another builder do that?
 
Also, if it's about time, it'll be about money too.  Seacove's Homes' construction
system will actually save you money:

less time paying rent whilst the home is built 
paying less to hire on-site equipment like toilets and scaffolding 
as we don't build on slabs there are minimum excavations required, saving
the hire of expensive earth moving equipment 
less time living with the in-laws (I know this isn't directly to do with money,
but it's worth it's weight in gold...) 
Only high winds stop us from working - as it would other builders,
and we very rarely get rained off.  (Do you know how many days of rain there
per year in Queensland? The Average annual and monthly days of rain from the 
BOM will tell you.)
So when you get those quotes, don't just look at the figures on the page - ask how
long it'll take. You might be surprised!
 


Another Seacove Homes initiativeWe are considering making a change from our normal construction methodology
and would like your feedback on it.
 
Basically, the home would be delivered in component form.  This means that, for 
example, floor frames would have holes drilled for bolts and lugs already welded
onto them.  You would be supplied with a set of diagrams and would construct the 
various house sections yourself.
 
Most sections can be managed by two or three people prior to items like cladding, 
decking and roofing being attached.  These would be attached in-situ.
 
This differs from a kit in that all the materials are cut to length and any cleats or 
bearers etc. are attached in the factory.  Any holes for bolts etc. are also pre-drilled
in the factory.
 
As a consequence, you get the home cheaper, but have to spend more time on it.
 
Before we go too far with this idea, we would like our newsletter readers to tell us 
if this is something that they might be interest in.

Is it worth building a 'green' home? 
As you probably know, Seacove Homes is proud of it's green credentials in areas 
like reduced impact on the physical environment by using posts, not 
cut and fill, raising the buildings off the ground and the use of insulation.
Carbon emissions are significantly reduced by fewer journeys to individual sites
delivering construction materials.  (Find out more by reading our Environmental 
Impact Factsheet.)

It would appear that going green makes sound, financial sense: environmentally 
friendly homes are starting to demand a premium.
 
In a recent article in the Master Builder Magazine they cite examples from overseas 
and in Australia showing that the biggest influence on a property was still 'location, 
location, location'. However, environmental considerations are now above other 
factors such as gardens and fitted kitchens.  It states that nearly 50% of survey 
respondents put energy saving after deciding a location.
 
In the USA, environmentally certified homes sold for 6% more and stayed on the 
market for 24% less time than comparable homes.  Green homes certified by a
third party sold for 10.5% more.
 
Closer to home, realestate.com.au found that 11% of people are prepared to pay
up to 20% more for a green home.
 
In addition, 73% believed having environment friendly features makes a dwelling 
more saleable.
 
In the same article, the Real Estate Institute of Australia found that some of the 
features that were most likely to enhance the value of a property were:



water tanks 

solar heating and hot water 

water saving fittings 

5 star energy rated appliances
 
So, like it or not, being green is the way of the future.

We're up for it - again!
 

 
As you may know, Seacove Homes won the regional award for the best 
individual  house in one of the 2008 Master Builders Housing and Construction 
Award categories.
 
We are pleased to announce that our Sarina home in Eumundi has been put 
forward for a 2009 regional award.  
 
Judging will take place at the end of May and winners will be revealed in July.

What
        are you waiting for? 

In a recentnewspaper
          article, Kevin McLoud, of television's Grand Designs says
        that there is no better time to build than now.
 
So is he right? Let's have a look at the facts:
1. Interest rates are at their lowest for decades
        making mortgages and housing loans more affordable as opposed to income
        from savings which are yielding a lower return. 

2. Land prices are at an all time low. 

3. Super funds have dropped through the floor.
        (Build an investment property and rent it out!) 

4. There are a lot of builders and subbies out there
        hungry for work. 

5. Property has ALWAYS been profitable in the long
        run. 

6. The government grants for first time buyers is
        making the property sector more buoyant enabling people to move up the
        property chain 

7. Relaxation of restrictive building covenants is
        making building a Seacove Home even easier - see below... 

There really is too much doom and gloom out there.
        Now IS a good time to build. 


Things
        to ask... 

When you get a quote for a home,
        ask the following questions. (Use our Sample Inclusions List as a
        reference.) 



Is all exposed steel Hot
            Dipped Galvanised? Ours is.  

What
            thickness sub floor posts are used? Ours are 4mm  
What
            materials are the bearers and joists and at what spacings? 
What timescales are
            quoted? We offer 10-12 weeks in the factory and approximately 2
            weeks erection to lockup 
What cladding is
            available We use an extensive range of quality Australian products -
            all with manufacturer's warranties. 
What about window
            supplier? We use G. James andLifestyle who both
            give 7 year warranties  
What about flooring? We
            supply yellow tongue for main areas and cement board in all shower
            areas. 
What is the square meterage cost of
            fabricated components rather than just a 'kit' of loose materials?

Sustainable Housing

        (forced?) to build oversized houses, for example, because there is a
        stipulation that the block HAS to be covered by a certain percentage of
        building. 

Not being able to build on posts is another. 

As is not allowing solar hot water systems on the
        roof!

         We all want a good standard of building in our neighbourhood, but some
        of the restrictions are petty and sometimes positively detrimental.

meeting on the 5th. February at the DTRDI conference room, Innovation Parkway,
