The first key point is having a good understanding of the lease agreement and giving renters appropriate notice based on the terms of the lease.

Another key rule is to be mindful of the tenants right to privacy and asking them for permission for any photos you might want to take inside of the property, permission for any signage you wish to display on the property and for any on-site auctions that will be taking place.
