growth capacity. SHIFT’s Catalyst Fund invests in developers who are investing in their community, and seeks to spur entrepreneurship, expand business opportunities and help build generational wealth. The Fund is nationally-focused, investing in an active pipeline of impact developers across the country and a controlled portfolio of Philadelphia development projects, including mixed-use, multifamily, and retail. The Fund follows a similar philosophy that SHIFT has deployed in its recent
investments in the Sharswood neighborhood of Philadelphia, the Anacostia neighborhood of Washington, DC, and downtown Newark, NJ: 1) Focus on low-basis of real estate opportunities in growing marketplaces; 2) Seek government anchored real estate or private-public anchor relationships to offset risk; 3) Maximize tax credit and subsidy sources wherever applicable; 4) Work with value-aligned, best-in-class partners who are positioned for success and focused on delivering impact in their communities. The Catalyst Fund targets a net
return in the mid-20s as investors will be participating in project-level sponsor fees as well as any step-up basis opportunities. In addition, investors will be offered a first right to participate in LP equity opportunities (or debt opportunities) that the deal flow will offer.
