FEATURED INVESTMENT OPPORTUNITY #2: The Opportunity: Allivate Impact Capital is Raising a $100M High Impact Commercial Real Estate Opportunity Zone Fund Details: Philadelphia-based, Allivate Impact Capital (AIC), is raising $75M of additional LP capital for the AIC CEI-Boulos Opportunity Fund, managed through a joint venture with CEI-Boulos Capital Management. An initial seed investment of $25M was made by Woodforest National Bank. The team will leverage the success of their collaboration on the award-winning Woodforest CEI-Boulos Opportunity Fund to invest in high-impact commercial real estate projects in federally designated Opportunity Zones (OZs) throughout the country. The goal of the new multi-investor multi-asset fund is to invest in development projects that support quality job creation, affordable and workforce housing, and neighborhood
revitalization in line with a community’s vision for itself. The Fund has adopted the Opportunity Zone Impact Reporting Framework developed through a partnership between the U.S. Impact Investing
Alliance, the Beeck Center at Georgetown University, and the Federal Reserve Bank of New York. The Fund has also appointed a Social Impact Advisory Board made up of some of the country's leading experts on investing in low-income communities and conducting rigorous impact investment measurement and reporting. The tax advantaged Fund aims to provide a target 12% IRR (pre tax-incentive) while mitigating risk for OZ investors through a diversified pool of projects.
