City of Kyle purchases remaining lots in Quail Ridge subdivision needed for future road

Another Quail Ridge resident, their landlord and the property owner have agreed to the city of Kyle's offer to purchase their property to help make way for the construction of a new road.

Property owners for the remaining affected parcels already accepted their offers and signed their memorandum of agreement, or MOA, in December and at the beginning of January, according to agenda documents.

Kyle City Council approved a resolution authorizing the city manager to execute an MOA and any other necessary documents to finalize the purchase of lots 45 and 46 in the Quail Ridge subdivision on Jan. 16.

What you need to know

The acquisition process for six properties in the Quail Ridge neighborhood began back in May. The properties were being acquired for the construction of a new road, named South Goforth Road. According to agenda documents, all costs will be borne by the developer, Meritage Homes of Texas, LLC.

Council approved an initial total offer of $1.76 million for the acquisition and relocation of the affected landowners in November.

The details

The proposed acquisition cost based on appraisal and agreement is $265,000, according to agenda documents. The total estimate to acquire the two lots and relocate the impacted individuals is $358,040.38.

Mayor Pro Tem Michael Tobias said he was happy they were able to collaborate with the affected parties.

"I'm glad that we were able to collaborate with the individuals and the city and all those involved, including our attorneys, to where we could be able to come to a resolution on this," Tobias said.

Council member Miguel Zuniga also thanked the city and Stateside Right of Way Services for how "transparent" and "open" the acquisition and relocation process was.

What's next?

Construction plans are under review, according to an email from Communications Director Rachel Sonnier. The demolition of the properties will be initiated and led by the developer pending the construction plan approval. Demolition will begin once all impacted owners and residents have removed their personal property and belongings from their homes.
