What's new at Concord Carpenter?

 
Hi Guys,
 
Things are returning to normal here and we have started gearing up on out exterior repairs.  This happens every year like clock-work when the leaves start blossoming the phone starts ringing with folks wanting to build a deck or have house repairs made prior to house painting.
 
I recently wrote an article on "How To Write A Construction Proposal."   If you're a contractor you need to check this out.  If your a homeowner hiring a contractor - FYI.
 
 
 
Yesterday we finished gutting the ACC bathroom and installed a new Panasonic WhisperCeiling bath fan.   
 
The original fan was loud and not sized properly and this new fan is designed to be quiet [1.3 Sones] and works in conjunction with a DewStop condensation sensing fan switch.  
 
 
 
 
 
I installed this bathroom 23 years ago and It was interesting to see how building materials and my methods of installation held up over two decades.  It was like visiting an old science project.
 
 
 
One interesting thing I noticed was that the screws on the glass shower enclosure leaked.
 
There was evidence of a leak because there was an odor when standing in the shower and we also saw this wet dark stain when we removed the floor tile.
 
 
 
Note to self:  I will add a self repairing rubber membrane [flashing] to these areas on my jobs in the future. 
 

 
 
In the photo above the rusted nail was also the location of a glass door enclosure screw.  There were water stains from that nail head down to the floor.  
 
The tile under-layment and the 3/4" sub-floor was wet to the touch when we removed the tile.  We intervened just in time before mold and structural rot occurred.


Bathroom Remodel Next Step:

 
We are busy opening up the walls and sub-floor for the plumber to rework the drains and plumbing vents for the new walk in shower and tub. We are also moving some of the lights as they need to be centered over the new shower and tub locations.

He did say the Dewalt DC500 vacuum would have been faster!   
Dewalt actually has a newer model out that I saw at their media event and I really liked it  - read about it here.
 

 
All of the bathroom fixtures and furniture are in and are ready to roll when the time comes!  Below is a list of the fixtures that we are using and I'm excited to share with you why I chose them:
 

American Standard Fixtures We Are Using:

 
What I like about the American Standard Multifunction Rain Shower head is that it offers three settings: gentle rain, hard rain, and massage.
 
The shower head's transitional style complements the look of just about any bathroom, and a pressure compensating device helps ensure a reliable and consistent shower spray.
 
 
 
The Monoglide Hand Shower from American Standard features a sliding spray selector button on the hand grip that makes it easy to change spray patterns. 
 
I really like the four different spray patterns from an invigorating massage spray to a gentle aerated spray that can be changed with the flick of a finger.
 
I used this same hand shower in my Pet Shower Project.
 

 
The American Standard Berwick Two-Handle Thermostatic Shower Valve includes a built-in diverter which according to our plumber, my brother, oit allows for an easier, more convenient operation of both the hand shower and the rain shower head with a cleaner, more attractive installation.
 
Our plumber also recommended this valve because it is more economical to install, and the thermostatic feature prevents scalding and loss of pressure.
 
 
 
On the sinks we are using a  Widespread Faucet from the American Standard Portsmouth Collection incorporates iconic, turn-of-the-century design details while offering water saving, reliable performance. I love the look of old world with the efficiency of modern technology.
 
Besides aesthetics we chose this faucet because the body is constructed of durable cast brass and ceramic disc valves which promise a longer life of drip-free performance. The exclusive Speed Connect pop-up drain consists of only four parts for fast and easy installation.
 

 
 
We are installing two Studio Under Counter Sinks which we liked because they  are accented by a unique curved basin. Under mount sinks are especially easy to clean and offer a striking look. The sink is constructed of high gloss, stain resistant vitreous china.
 
 
 
We went for a modern look with this American Standard Acrylic Tub, Studio Collection.  The tub features the EcoSilent Combo Massage System and uses 50 percent less energy and produces 70 percent less noise.  I'm looking forward to hearing how much quieter this tub is when compared to the 23 year old tub we replaced, which sounded like a chainsaw running.
 
The air bath system offers a variety of massage options ranging from a gentle air bubble massage to an invigorating water jet massage.
 

 
The Portsmouth Deck Mount Tub Filler from American Standard radiates Old World charm and traditional craftsmanship. The faucet offers durable, easy to clean brass construction and ceramic disc valve cartridges to assure a lifetime of smooth handle operation and drip-free performance.
