In line with budget announcements made recently, the Federal Government has stated that it will extend the First Home Loan Deposit Scheme.

The Loan Deposit Scheme, which was due to end in June, will allow 10,000 more first home buyer loan guarantees up to a certain threshold, on the condition that those who get approved are purchasing new builds.

The scheme will guarantee the loans of people who buy their first home on small deposits, eliminating the lender's mortgage insurance. In Victoria, the price cap for this scheme will also be increased and houses up to $850,000 will now be covered.

To be eligible, home buyers must apply using one of 27 participating lenders. For more information on this scheme visit the First Home Loan Deposit Scheme Webpage.

"In Victoria, the standard deposit is 10% but sometimes you can negotiate 5%. Have these conversations before the auction date with your agent because on the auction day, the agents are really busy. The same goes with a settlement date. If you have a particular date that you need to meet, for example, you might have sold your home and looking to buy another one or perhaps you are renting and have been given a notice to vacate by a set date. Be sure to tell your agent before the day of the auction, so that they have lots of time to go to their vendor and come back to you to ensure that everything lines up and suits everybody that is going to be a part of that purchase."
