As we roll towards Christmas, we have two more Saturdays of
auctions. Then we'll have a bunch of properties auctioned during the week in the days leading up to Christmas.
This happens every year.
What also happens is that sellers stop putting their homes on the market. They're waiting until the new year.
Come 2023, we'll start to see a bunch of new homes hit the market for sale.
But for now, that means what you have available to buy, is what you'll have to choose from for the next few weeks. That's it.
The result is that those homes on the market right now start to sell. The homes currently for sale, will sell. That's simple supply and
demand.
Despite what you may be hearing in the media, buyers are buying and sellers are selling.
Yes, interest rates have increased, but there are many buyers out there that have sold a house and need to buy again to have
somewhere to live. We are also still seeing good properties sell and achieve good prices.
As a buyer right now, in this market, if you think that you have the upper hand and can take your time to buy a home, you may receive a nasty surprise. That home you love and want to buy, may well get sold to someone
else.
That's the exact experience that happened last week for a buyer interested in one of our client's homes. That buyer took too long to make an offer in writing - weeks too long. They lacked experience and they missed out. While we were waiting for their written offer, another buyer swept in, made a written offer the same day as they inspected the home and
scooped it up.
